Right, you won't find that one in RealBand currently.
Band-in-a-Box is intended to be the starting point, where you'd enter chords, pick a style, etc, so a lot of the features related to song structure and chord entry will only be found in that program.
RealBand is more geared towards recording, so you'll find the more advanced recording features (like Input Monitoring, more than one audio track, etc) there.
There's some cross-over between the two of course, but there are quite a few features you'll only find in one or the other.
BB open SGU - Edit - Chords - Search/Replace Chords
Save SGU
RealBand Open your existing Song.SEQ
File - Import Song SGU
this will replace just existing chords and add some new tracks above the ones you have, you can in Prefs - Song Generation - Auto Generate Song... uncheck (so when you DO want them just: Generate - Generate All BB Tracks). You will still need to go through and regenerate any chords on your existing tracks: Highlight chords in chord window - Generate - Generate All (Selected Region) (Selected Tracks), if your chords are at half bar set track window to Snap then highlight bars/beats - select all tracks then do the above. This way will save any parts you want to keep and just put new chords in.

Completely lost at this point. I've spent "hours" trying to figure it out with "zero" results.
BUT WAIT.
This is SO much trouble when all I wanted to do was a "search and replace" chords. NOT found in RB. (Dumb, stupid etc. and completely frustrating).
So have you generated all the tracks up in RB then want to change the some chords ? Or what to change the chords and regenerate all the tracks again ? The above method will just change the chords easier than going through and changing each one. In RB I just saved it as SGU opened SGU in BB, find replace, saved RB File - Import - SGU This is what I got and it took 5 mins:
