Long story short, I was running the board at a friends home studio. we were recording dialog voice over content to a single track. First two tracks went great. Then I armed for track 3, hit record and we immediatly hear a low hum on the track. Not enough to stop us but enough to have to use post production processing to remove a 60 Hz hum from the track. Same thing happen on the final track 4.
How could this happen in the middle of our recording session. Nothing was moved and nothing was changed.

Sounds like maybe a ground loop problem.
Can't say why it happened all of sudden but you might try minimizing the number of outlets involved.

Did something else turn on between the 2nd and 3rd recordings? Maybe a refrigerator, air conditioner, heater, etc?

Did something else turn on between the 2nd and 3rd recordings? Maybe a refrigerator, air conditioner, heater, etc? Well not that I know of. But I was only in the bedroom studio. With the vocal talent at the mic. There were others in the house.

Was the volume or impedance or something set differently for track 3?

AT, I change nothing between track 2 (no hum) and track 3 (hum). But rharv may have a point. It is cold here these days and I may not have heard the furnace. The home owner says he gets this hum in the past with his system and has never figured out where it originates. In fact when I was helping him set things up, he did have a "black box gizmo" which he plugged a bunch of cables into which was intened to shield the signals. I removed it feeling it was not needed for a home studio setup and just added unnecessary complexity. And all work well a couple weeks ago when we recorded Segments 1 thru 13 of his project. But this time, from out of no where the hum returned.
BTW, I would love to tell you guys the full back story about this project... but that would take a huge posting which would need its own thread.

Good ideas so far. I hope the friend’s studio uses a dedicated circuit. Otherwise things like a furnace, fridge, air conditioner, ceiling fan, even a florescent light can do this. We had one case where an AM radio station down the street caused it. Solution on that one: move.
Steve suggested ground loop. Get a $10 outlet tester and check every outlet that audio equipment could be plugged into, since cables connect the various devices. I always try to plug all connected audio into the same outlet.

Heat kicked on Or the refrigerator. I live in the middle of the Silicon Valley, one of the electrically noisiest places on the planet. I have a long list of solutions for this issue, not one completely effective. I use them in combination to get the job done: star-quad mic and instrument cables, ferrite beads for USB cables, iron rings, balanced step-up/step-down transformers… All contribute to the solution. My studio is dead quiet now as far as electrical noises are concerned. The exception is star-quad power cables—no difference at all but not very expensive because I made my own. We had one case where an AM radio station down the street caused it. Solution on that one: move. My San Jose house had a radio tower 8 blocks away. Normally, not an issue unless I used an effects box on my guitar — useless! For the last 21 years, I’ve been renting that house to San Jose State music students and no one has complained about this, no idea why.

... even a florescent light can do this. ... cheap LEDs can as well, they can add a lot of interference to various things I had to solve that once by process of elimination; unplugged landscape lighting and issue went away Luckily I didn't have to move to solve that one But yeah, something in the house kicked on, as mentioned it could be furnace, A/C, Fridge .. I guessed furnace just because of your location <grin>

Yes, good point. Cheap LED's will most likely have a cheap switch-mode power supply. If it's really basic, it can generate unwanted noise that can propagate into other sensitive equipment.
