I'm looking for suggestions for retirement communities for the near future. I used to live in what was the ideal place so I'll describe it.
1.Mobile Home Community of 5000 Units
2.You own the land
3. Nice pier out into the Intercoastal Waterway
4. Private Ocean Side Beach
5. Pools, Tennis Courts, Club House etc
6. Ride a golf cart to the stores etc
7. WARM weather
This place is between Melbourne and Vero Beach Florida East Coast.
The unfortunate part is that I was a Building Inspector there in that County during the hurricanes of 2004 & 2005. I'm from Maine and seeing this sort of destruction really unnerved me. I also saw first hand the extreme heart ache of the people that lived in these types of places. People that weren't young nor rich. I'm continually drawn to go back but this vision bothers me. My wife and I have no children or family and are concerned as to what WE would do if it happened to us. Also because of all this Florida's economy is much more fragile and the cost of living is much higher.
So we're looking for an alternative to going to Florida and thought with the diversity here I may get some leads.

I'm not from Florida but live in a South where it is warm. Florida has many advantages which is why it is so popular. No state income tax, homestead exemptions, election recounts, etc.
Having lived with hurricanes for most of my life, the most important things are to use common sense and ask people that have lived there during the storms. Does it flood? How often? How close are trees to your residence? How easy is it to evacuate? etc. If you're a mobile homer, make sure you are mobile if a storm approaches. From experience, most of the devastation occurs within a mile of the water due to storm surge. After Katrina, most homes inland survived although flooding did occur. Nothing survived on the beach. It is nice having an ocean view but the risk is always there.
I understand Florida has some of the toughest building codes in the country because of the storms. Lots of new developments right on the water. Hopefully we won't see another Katrina to test those codes. Regardless of where you go, there are fears - earthquakes, tornados, floods, meteors, etc. Thats why insurance is available.

Don't come back! (Just kidding--I love it here!) As you probably remember, I now live at the Space Coast RV Resort. Prior to that, in northeast Vero at Encore RV Park... (really between the edges of Fellsmere and Sebastian.) Then to Malabar's Enchanted Lakes and then here. All in the span of 3 years, 9/06 to present. Reason I like it here so much is that it's surrounded by very expensive communities, AND only 4 miles from the VA Clinic where I get my medical checkups. Except for Tropic Storm Faye, I've never experienced anything close to a Hurricane, thank God...Just Tornado warnings, but fortuately none to close to me. If something was heading my way, I hope I get enough warning to hook up my 34' 5th Wheel to my 350 Powerstroke and move on down the road for a spell. So, regardless...I love Florida for the reasons mentioned above and being in a very nice environment and nice towns (Viera and Rockledge)...I don't miss Chicago one bit!! http://www.thegigbaby.com

Well I'm looking for alternatives to Florida. I'm very familiar with Florida . I lived there for quite a few years. I'm a licensed Building Inspector there and also the rest of the Country. I was Chief Elect. Inspector in Indian River County. I'm too well acquainted with hurricanes. And BTW the Codes in Florida require structures be built worst case, except Dade & Broward Counties, to withstand a 140MPH 3 second gust. The last two hurricanes in 2004, Francis & Jeanne, had sustained winds of 135 MPH 12 hours and more. My brand new built to Code, and I watched over it, concrete block house shook. I had to have all the carpets cleaned because of all the brown patches. Not I ever again. No house will withstand a Cat 5.

Of course I was aware that you were here for quite a while and had responsible jobs, and except for those storms, you might still be here.
Well, I've lived for extended times in other places....
Retired to Sun City, outside Phoenix
Valley Fever ala constant dust storms drove us away,,had to sell house quick and get out...moved back to Chicago rather than get some fatal lung disease from desert rot!
Vacationed in Red Rock Country (Sedona)...if your into the
New Age Scene, that's a beautiful place to Vortex in...but, very, very costly!!
Lived in Aspen for a while but it's strictly for the elite now.
Lived in San Antonio for a while...beautiful Riverwalk but lots
of retired military live there. Low wages and high crime rate...nice to visit.
Lived in New Orleans for a hot spell. Great town, but very low wages and lots of crime. For retirement, I'll still take Florida...3 miles to the ocean and lots of sun.

In my opinion the entire gulf coast which I love has been ruined with all the hurricanes and insurance company greed.

Yeah, at what comparable cost? In addition to our higher premiums we have a "hurricane deductible" which is unreasonable for the average person. Sure a tree can fall on your house from all kinds of weather anywhere but I don't think other places get to add a deductible that equals 2 to 5% of your home value that you must pay before the insurance will cover the reminder of damages. And no ocean view here.
We are considering relocating from the yearly stress and cost of it all after 15 years of dealing with evacuations, damage to our home, rate hikes, etc. In the meantime praying we don't get another one for a couple of years at least.
Unless you've got a mighty good nest egg, I'd check out any gulf coast spot really well. The hurricanes have affected the cost of living all across the region, not just Florida.

Sundance has hit the nail on the head about Florida. And your house is worth 1/3 of what it was. In a lot of cases in florida the only insurance you can get is through Citizen's the State program. They have about 1/10 of the monies they need to cover another major hit. Old Bernie's got nothing on Florida. They're running the biggest & best Ponzie scheme going.

By an RV the size of a bus. Only drive it when you need to. I'm even thinking about leaving mine in the summer, somewhere safe and going to the cabin in the north for August and September.

This is what you think? You're talking about living in a disaster zone where monster hurricances can come through every year. Scores of articles and tv shows have been done talking about the fact that a lot of those gulf areas should have never been built up in the first place. If you choose to live there don't expect everybody else to bail you out over and over and over again. Insurance is simply a group of people paying into a pool of money to handle occasional bad things happening. If someone continually acts in such a way as to position themselves in front of those bad things happening, who should be responsible for it? This is exactly the same conclusion the federal government came to a few years back in the flood plain zone in the upper midwest area. After 40 years of coming in every few years after each flood and rebuilding everybody's homes, the feds finally said we're giving you a choice, either we rebuild you where you are one last time but after this you're on your own or we will pay to relocate you to higher ground. That's it. Most people took the relocation option and so should you if you're unable or unwilling to pay the higher insurance premiums.
We have this same discussion here in California every year concerning all the fires. If you want to build your house in a firetrap canyon, expect to pay a ton for your fire insurance and hope you live through it.

Insurance is not simply a group of people paying into a pool to cover occalsional bad things happening. It is that plus 15-20% over that (profits dontcha know). Insurance greed does exist. And the more you 'need' it the more they profit on it. Then again, that is what they are there for! I look at some of the insurance costs and realize I could personally rebuild the house for about 10 years of premiums. Then again, some of those places need rebuilding more than once every ten years.. tough call there. I wouldn't live around the gulf myself. Went through one hurricane (on an island with a direct hit - eye passed right over) and would never want to do it again. Then again Cali has the earthquakes and fires.. midwest has the tornadoes and snowstorms. Not many 'perfect' places left to live. On a lake in the mountains of Tenessee has always appeared inviting to me. I need to live somewhere with some room, some trees, some water. Doesn't take much for me to be happy.  I have noticed that people in the northwest seem to really like being there. That's a long way from NC though!

Bob, where I live there's only been one major hurricane in over 40 years. Greed with a capital G and unreasonable to me.
East TN is beautiful in the mountains.
Also Gallatin (north) and Franklin (south) Murfreesboro (east) and Dickson (west) outside of Nashville in middle TN are nice. Actually there's quite a few little cities outside Nashville that are nice. Long drive to the ocean. But great pickin'. grin.

Tones,
your preference for being near the intercoastal waterway automatically puts you directly in hurricane alley, which appears to be what you want to avoid. But if any ol' water will do, there are plenty of lakes in the Southeast with communities like you describe. In fact there may be some in Western Carolina near where you already live. I'm not sure how long you've been in NC, but you may have already noticed that apart from the coastal region, we don't seem to get most of the natural disasters here.

Pat,
I probably already live in a very nice area. The mountains are beautiful and peaceful. I would love to find a place in NC like I describe without the natural disasters. I'm not quite 60 but am sort of retired. Not rich by any standards but enough to get by. I want to work as I've said in other posts but there's nothing here. No places to play music either and any serious medical requires a "Life Flight" to Asheville. The move doesn't need to be immediate. Until my wife and I are 65 and getting Medicare I need to stay a resident of NC for the Health Insurance. My wife has a pre existing condition. Can't reall afford two houses.

My son tells me that there is quite an active music scene in Charlotte. Lots of people commute from Lake Norman. I also hear the Charlotte economy is fairly strong.

This is really my point, Bob. You're throwing the dice by living in a hurricane zone and since they're basically unpredictable as to where they're going to hit, the fact that one hasn't hit any given area in that zone in 40 years just means that area is overdue. I read a few years ago that some of the very rich people in Palm Beach opted to hurricane proof their mansions rather than pay the insurance. It's cheaper. If you can afford a 10-20 million estate and the insurance can be in the high six figures a year which is what I read, then for maybe another mil or so you can turn your house basically into a land locked submarine capable of withstanding 200 mph winds and a 25 foot surge and that's what several of them did. That of course means squat for any regular folks who may want to live in that area.
As far as insurance company profits are concerned, realize they are like a big casino using the best economic software available to place their bets. How would you like to run a company where for several years, money is coming in hand over fist but let one Katrina sized event happen, you can be wiped out? This will definitely make your eyes glaze over and you're probably not interested but here's a pretty decent article about it and it's particularly interesting where the profits come from.

Do some internet shopping and be sure to check out The McMinnville Area of Oregon. Also Newberg. I've played them all and they are really nice. About an hr from the ocean if you want the sea. Great all year round weather.

Ahh, ya should all retire here in Oz and bring ya money with ya! No hurricane/tornados/cyclones in the southern states, although the bush fires can be a bit stressful... Best country in the world, just ask us, we'll tell ya!

Rock & Pop (Sets 476–482):
Our new rock & pop RealTracks bring a powerful mix of requested favorites, fresh genres, and modern chart-inspired styles! We have more of our popular “Producer Layered Acoustic Guitars (15)” featuring Band-in-a-Box favorite Brent Mason. We’ve continued our much-requested disco styles (10), and added new Celtic guitar (5) with a more basic, accessible approach than our previous Drop-D or DADGAD offerings. There are also highly requested yacht rock styles (17), inspired by the smooth, polished soft-rock sound of the late ’70s and early ’80s — laid-back grooves, silky electric pianos, warm textures, elegant harmonic movement, and pristine production aesthetics. Fans of heavier styles will love our new glam metal (13), capturing the flashy, high-energy sound of ’80s arena-ready guitar rock. We also have a set of rootsy modern-folk rock (18), with a warm, organic sound combining contemporary folk textures and driving acoustic strumming. And we’ve added lots of new modern pop styles (16) — the kinds of sounds you’re hearing on the radio today, featuring exciting new drums, synths, and cutting-edge RealTracks arrangements.
Country, & Americana (Sets 483–488):
Our new country & Americana RealTracks deliver a rich collection of acoustic, electric, and roots-inspired styles! We have new country pop (9) with legendary guitarist Brent Mason. There is also a potpourri (14) of bouzouki, guitars, banjo, and more, perfect for adding texture and character to contemporary acoustic arrangements. We’ve added funky country guitar (5) with PG favorite Brent Mason, along with classic pedal steel styles (5) featuring steel great Doug Jernigan. There are more country songwriter styles (8) that provide intimate, rootsy foundations for storytelling and modern Americana writing. Finally, we have “background soloing” acoustic guitar (12) with Brent Mason — simpler, but still very tasty acoustic lines designed to sit beautifully behind vocals or act as a subtle standalone solo part.
