This may or may not be your problem: If you are using ASIO, then you can only use one audio program at a time. Try selecting MME in each program and see if they play nicely together. Also, sometimes one app will latch onto the ASIO driver and not release when closing the app, so you don't get audio in the next app.

When I run BIAB and RealBand together, I generally set one (or both) to MME, and can play in either of them. It won't work if both are set to ASIO. Of course, by doing so, I incur MIDI latency if I'm recording from my keyboard; but otherwise, they work pretty well. Some VSTi's want to use ASIO exclusively, so sometimes this is not an option.

The first thing to try is to only open one app at a time, and make sure the previous app is completely closed before opening a new one.

(NOTE: Yes, I know there are workarounds for multi-program ASIO, but they have their own issues).
