Some folks might agree with one but not the other.

In addition to the Transport Controls being added to the top of the Tracks Window...

I'd like to see a Button that would function like ctrl-F8 - regen the selected area.

So that you don't have to switch from "mouse attention" (highlighting the selection) and "keyboard attention" (find the Ctrl button and the F8 button on the keyboard).

It should be in the same area as the transport controls, but obviously separated from them.
