In your screenshot it looks like you have the original Realtrack installation files in a different location than the installation manager program is looking at. I suspect you either deleted the original Realtrack installation files or moved them to a different location so the program has no way of knowing the original files were downloaded and installed. The program compares what files are in your download location against what files are available for download based on the custom URL loaded into the program.

FYI: PG Music frequently changes and updates Realtracks, Realdrums and other installation files as issues and enhancements are addressed. It is not unusual to see "a newer file is available" any time you are using the installation manager. I run the installation manager whenever I think to to make sure I'm using the most recent files.
